We can’t wait to welcome you to THE PERCH North Coast. Please take time to read the Terms & Conditions and important Information to ensure a seamless and enjoyable stay.

The Perch accommodation is a tranquil retreat situated on our farm surrounded with farm animals and wildlife. Buzzards, mallard ducks, water hens, foxes, badgers, Irish hares and many more share this farm. We ask our guests to respect the grounds we are located on and the natural habitat of all the wildlife during your stay. We want you all to experience the hospitality and beauty of this little part of the world that we call home.

THE AGREEMENT

The short-term holiday rental is between the THE PERCH North Coast Ltd referred to as (“us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) under the following booking conditions and must be complied with. The party leader making the booking must be at least 21 years old. 

BOOKING YOUR STAY

The contract is deemed to have been made once the guest has booked with us and we have dispatched a booking confirmation. On making a booking with us, you agree to be bound by our TERMS & CONDITIONS. We highly recommend that you have adequate holiday insurance in place.

PAYMENT

To make a booking you must enter the details of a valid credit/debit card legally held by you. Please be aware no payment is taken at the time of booking. Payment will be taken two weeks prior to your check in date.

TERMS

There is a maximum of 2 guests in the Studio Perch and up to 4 guests in the Tiny House Perch. No additional visitors are allowed to stay other than guests that are booked.
Typical room rates are based on 2 guests. There is an additional guest charge after the first two guests in the Tiny House. 
A mobile number is required at the time of booking to add to our system for entry and exit through the automated gate.  Any guest exhibiting unacceptable or antisocial behaviour will be asked to leave and no reimbursement of the booking charges will be due. 

CANCELLATION & AMENDMENT POLICY

Cancellations are available provided we have written notice a minimum of 30 days prior to the original check in date.  The refund will be issued minus a £30 cancellation fee.  Rather than issuing a refund we can reschedule your stay.  Any rescheduling subject to availability, must be made a minimum of 2 weeks before the date of arrival.  The rescheduled check in date must be within 6 months of the original check in date.  Cancellations made less than two weeks before the date of arrival will be charged in full.  Under exceptional circumstances we reserve the right to treat each case individually.
If a change is made to another date and a higher sum is charged we request that the difference is paid at the time of the change.
If you require to amend or cancel a reservation you must notify us by email.
No show policy – If a guest fails to show on their arrival date, we will treat it as a cancellation and no refund will be due. 
Curtailment – if a guest wishes to curtail their stay, no refund will be due.

GUEST PROPERTY RESPONSIBILITY

You are responsible for the property and are expected to take all reasonable care of its furniture, fittings, equipment and other effects in or on the property. You must leave them in the same state of repair and in the same clean and tidy condition at the end of your stay as at the beginning.
You must not use the property for any dangerous, illegal, offensive, noisy or immoral activities.

DAMAGES & BREAKAGES

We reserve the right to collect payment for any damage, loss, replacement or extra cleaning needed to the Perch.
This includes the hot tub or any amenity on site damaged by you or your party, during your stay.

SMOKING POLICY

We have a strict NON-SMOKING policy, including e-cigarettes within each Perch and in the Hot Tubs. Any evidence of smoking will incur additional cleaning charges. 

SAFETY NOTICE

For the safety of everyone please check that all your personal electrical appliances are turned off including hair straighteners, chargers etc when leaving your accommodation during your stay. We request all guests need to be alert and vigilant to all potential risks that come from staying on a farm. At certain times of the year farm traffic will be evident and we ask guests to be aware.
Please also be aware of the dangers of deep water in the hot tub and the lake. There are steps outside and stairs leading to the mezzanine. You must take the necessary steps to safeguard yourselves and your property during your stay. We can’t be responsible if an incident should occur. To preserve our pristine environment, the use of candles, fireworks, and Chinese lanterns are strictly prohibited. We plan to have a communal BBQ area at the lake in the future, please do not BBQ at the accommodation at present without prior notice.

CHILDREN & INFANTS

We welcome guests of all ages. Please bring your own travel cot.
Children must be accompanied by an adult and must be supervised at all times. Please ensure your children are safe as there are stairs leading to the mezzanine in the tiny house. 

PETS

Unfortunately we do not allow pets at present.

GUEST CONDUCT & NOISE POLICY

The Perch is dedicated to providing a tranquil and relaxing environment for all guests. Please be considerate to other guests and the wildlife nearby, especially in the evening.
We ask that by 10.00pm the noise level be reduced so all of our guests can enjoy a quiet and relaxing time.
In the rare event of disruptive or antisocial behaviour, we reserve the right to ask guests to leave without a refund. We have a zero-tolerance policy for any form of threat, violence, or aggressive behaviour towards staff or guests.
Sorry but we strictly prohibit parties and don’t accommodate hen and stag parties at this time.

ARRIVAL & DEPARTURE

Check in is from 3pm on the day of arrival. 
Check out is by 11am on the day of departure.
Instructions will be issued to you before your arrival on gaining entry to the site through the automated gate and access to open your personal key box.
There is CCTV in operation at the entrance. Any recorded footage may be shared with authorities in the event of criminal activity or serious breaches of our terms.

PARKING

A complimentary park for up to two vehicles is situated alongside each Perch.
Please don’t block the driveway.

RECYCLING BINS

It would be greatly appreciated if guests could empty their bins on leaving. 
Three large coloured recycling bins can be found in the bin area.
Blue bin: All glass & plastic bottles, card, drink cans, empty aerosols, food tins.
Brown bin: Dairy, eggshells, fruit, vegetables, food leftovers, teabags and ground coffee. 
Black bin: Foil, cling film, crisp packets, nappies, plastic bags.

LIABILITY

The use of the holiday accommodation and the facilities are entirely at the risk of the hirer and their party. We do not accept any liability for loss, damage, injury howsoever caused which may be sustained during the holiday to you or any member of the party or their personal possessions. The Perch is not liable for cancellations or delays caused by extreme weather or travel disruptions. We recommend travel insurance to cover these eventualities.

FORCE MAJEURE

If for any reason we have to cancel your booking in advance. Due to circumstances beyond our control for example fire, war, bad weather, power outages, epidemics, damage to the property leading to the perch being unsuitable to let, etc, you will be refunded the monies paid and the booking will be cancelled.  This will be the full extent of the liability of the owners.  No additional compensation, expenses or costs will be payable.   

COMPLAINTS

If you have a complaint please make us aware as soon as possible so we can rectify the problem immediately.  Complaints after departure will not be accepted.

OTHER INFORMATION

The Tiny house has a cosy mezzanine reached by a stairway. Please be aware that it could be a problem for accessibility for some. Fortunately our king size sofa bed on the ground level is equally as comfortable. 

HOT TUB GUIDELINES

Your own private hot tub at your accommodation should be a pleasurable experience, enjoying the stunning panoramic views of the countryside. 
The hot tub is used at your own risk. 
Please obey the guidelines and rules, they are in place for your safety and for the effective working of the hot tub. 
We take no responsibility for any accident, injury or health issue from using the hot tub. It is essential that the water is kept clean, failure to do so results in the water balance changing and the sanitising chemicals diminish their effectiveness. Our staff will check the water quality throughout the day. If on inspection we find the hot tub has been misused, it will be emptied, cleaned, refilled and unavailable to you for the remainder of your stay.  You will incur a cost of £100. 

HOT TUB RULES

Everyone must shower before using the hot tub and please make sure that all soap is rinsed of.
Do not enter the hot tub with fake tan please, it destroys the filters and isn’t good for the hot tub. If we find this rule isn’t adhered to, a cost will be incurred. 
If you have any medical conditions that may prohibit the use of the hot tub, we recommend that you consult with your GP beforehand. Prolonged use of a hot tub can lead to hyperthermia and also dehydration.
Guests with infectious diseases should not and are not permitted to use the hot tub.
Pregnant women should seek medical advice before using the hot tub. 
Children under five are not permitted to use the hot tub, there is a risk of overheating, dehydration and drowning.
Do not use the hot tub if you are under the influence of alcohol or drugs. 
Do not drink alcohol in the hot tub, as the high temperature enhances the effect of the alcohol, leading to dehydration and the possibility of becoming unwell or even loosing consciousness.
Do not use glassware in the hot tub or around the hot tub area, plastic goblets are provided.
Do not use the hot tub alone in case of an emergency.
Do not drink the hot tub water or submerge your head.
Do not jump into the hot tub.
Do not add anything to the hot tub i.e. shampoo, bubble bath etc, this will result in the hot tub being completely shut down to rectify. This will incur you a cost of £100 to remedy the situation. 
All children under 16 must be supervised at all times.
The hot tub must never be switched off at the mains. Only authorised staff are permitted to do so.
Only booked in guests will be able to use the hot tub.  A maximum of 4 guests to each hot tub.
Do not place anything on top of the cover of the hot tub.

HOT TUB INSTRUCTIONS

To remove the cover. Unlock the 4 clips on each corner of the hot tub cover. Fold the half of the cover nearest your accommodation back onto the other half and slide the cover into the cover lifting arm. Then push down on the cover lifter to store the cover beside the hot tub vertically.  
Please replace the cover immediately after use by following the steps above in reverse. This will retain the heat and reduce the risk of damage to the hot tub and cover.  
The hot tub is set to the recommended temperature. You should only have to touch the control panel to start the jets and turn on the lights. The jets will remain on for 30 mins but can be restarted. You are liable for any damage to the cover, hot tub or lifting arm.

Explore the Causeway Coast

The North Coast is a popular location with tourists. With luscious green grass and golden sandy beaches. Is it any wonder it is called the ‘Emerald Isle’. The world famous Giant's Causeway is just a small drive from The Perch and Portrush with its famous Golf Course which featured in the Open is just 5 minutes away.  Portstewart is another tourist area of beauty with a beautiful harbour looking out to Castlerock and Donegal.

The Perch is a great central point to many of the most popular tourist areas in the North Coast and is also not far from some filming locations of the famous HBO series ‘Game of Thrones’. If you are a fan of the series, the Perch is a great base to explore the famous landmarks.
